Info for Renters

The rental process is simple. Take a look at our inventory online, then give us a call to set up an appointment to view your favorites. Fill out the application (click to download), and submit it to us along with the application fee of $35. We then complete a background check, as well as credit and eviction checks. After approval, the deposit, first month's rent, and in some cases, the last month's rent is payable. The lease is then signed and is for twelve months or longer. After this, we do the final walk-through and hand over the keys.

Interested in renting but have less than perfect credit? We encourage people with good rental histories to apply, even if their credit is less than perfect.

1. Spring Hill-3BDR $1000-$1100: 4 BDR $1,200-$1,400

2. Royal Highlands-3 BDR $1,000-$1,100; 4 BDR $1,200-$1,400

3. Sugar Mill Woods-slightly higher than Royal Highlands. However this is a great investment area with city water and paved streets.

Description of Our Properties


We offer only quality homes for rent and lease.


Most are in Hernando County area, but we also have properties located from Ocala down to Saint Petersburg. Most of our properties are brand new and so are in excellent condition. Those that are not brand new, are in almost-new condition.

We do, of course, inspect the homes before renting and have a standard list of property conditions. These include cleanliness, electricity and plumbing criteria etc.

This makes for very little maintenance, with appliances being in good condition and the homes having no or little wear and tear.

Area Information


Most of our Houses are located in the fast growing areas of Hernando and Citrus Counties in Florida - about a 30 minute drive north of Tampa. We do also offer properties located from the Ocala area down to Saint Petersburg.

Located approximately 35 miles north of downtown Tampa, Hernando County covers 312,000 acres (477 sq. miles), stretching 37 miles from east to west and 18 miles from north to south. It is considered the Northern Gateway to Tampa Bay. The Hernando Chamber of Commerce website has more information about the area.

Many of our properties are located in Spring Hill, in Hernando county. It is located about 35 miles northwest of Tampa, connected to the city by the speedy SunCoast Parkway. Just four miles from the beautiful Gulf of Mexico, Spring Hill is in the heart of Florida's "Nature Coast. Hernando County is considered the northern gateway to Tampa Bay, and the Chassahowitzka National Wildlife Refuge makes up part of the northwest boundary, and the Withlacoochee State Forest and Withlacoochee River frames the east. The lakes and rivers in the region have some of the finest bass fishing in the state, and Hernando Beach is known for its tarpon fishing. Other outdoor recreation in the area includes hiking, birding, canoeing, golf and biking on paved or wilderness trails. Spring Hill is home to Buccaneer Bay, Florida's only waterpark that is in a completely natural setting. Another interesting attraction in Spring Hill is the Weeki Wachee Spring 's City of Mermaids show. It has daily underwater mermaid shows, exotic bird shows, wilderness river cruises and a petting zoo.

With an average temperature of 60 degrees in January‚ Spring Hill or Hernando County makes a wonderful place to live.

About the Property Manager

Trenton Beams, manager of New Horizon Property Management moved to Florida in 2000, with experience in different aspects of construction, including concrete, framing and roofing. He grew up in a farming community in Kentucky, where he learned the meaning of hard work. From age 11 he was involved in farm work.

He worked for, and was trained by Ronnie Bramer for 3 years in the mortgage business as a Loan Officer. He attended Land Lording Acadamy 101 and gained the extensive training and resources necessary to become a sucessful Property Manager. This training, along with his experience as a Loan Officer, has enabled him to perfect the screening process vital to protecting client's investments and minimizing vacancies. His experience in construction and farming has given him the ability to recognize construction issues and deal with them with a common-sense approach.

New Horizon Property Management is a branch of New Horizon Realty Inc. - part of a one-stop "shop" for buying real estate, financing your purchase, closing on your property and managing it.

Offices are located in beautiful Saint Petersburg in the sunny state of Florida. Our team is a high energy bunch, informal but knowledgeable.
